Questions

The questions people actually ask us. Answered straight.

Including the ones most companies would rather you didn't ask. Don't see yours? Text Greg. He answers every one.

How we're different

How are you different from other estate sale companies?

Most estate sales are built to clear a house in a weekend. We're built to get the right result for your estate.

Every home is different. One has a library worth a few hundred dollars, another has three books worth thousands each. We find out which is which, and sell each piece where it brings the most.

We use every option available to get the best outcome for your estate: a traditional sale at the home, established partners and buyers, and the right outlets for your most valuable pieces. We keep timelines realistic, but some things simply take time to find the right buyer.

Above all, we will be honest with you.

What kind of estates do you work with?

Collections of all kinds. Let's be honest: if you own a room full of Picassos and Tiffany lamps, you're probably not searching online for help. Our clients are everyday families with a lifetime of things worth handling well.

Maybe it's a small handbag and jewelry collection, plus a closet full of designer shoes. Maybe it's 40 years of vinyl records and vintage Levi's. Great, that's where we really help.

Or maybe you simply want everything treated properly, and you don't want, or can't have, strangers walking through your home.

Whatever the situation, we'll tell you honestly if we're not the right fit. We hope you'll be honest with us too.

Getting started

Where do we even start?

With a text or a call. Tell us a little about the home and your timeline. Then we walk through it with you, in person or by video, and put everything into a written plan. You decide from there.

Do I have to be there?

No. Many of our clients never are, especially families who live out of state. You can join the walkthrough by video, review your plan from anywhere, and watch the sale live if you like. Some people like to be there for the walkthrough to point out what matters most. Either way works.

Who sets everything up?

We do. Sorting, cleaning up displays, photographing, cataloging, pricing, running the sale, and clearing what's left. You don't need to lift a finger, unless you want to set aside keepsakes yourself first.

How long does the whole thing take?

It depends on the home and on any dates you're working against, like a move or a listing. We can usually start within days. Your plan has real dates on it, and you're paid within days of each sale.

Will you look at just one item, or a small collection?

Yes. Send a photo and Greg will tell you what he sees. If it's worth selling, we'll tell you the best place for it. If it's not, we'll tell you that too.

What if you're not the right fit for us?

We'll say so, and point you to someone who is. We keep our calendar small so every home gets real attention, which means we can't say yes to everyone. We do answer everyone.

The plan

What is the Whole House Plan?

A written plan for everything in the home, made before anything sells. It shows what the family keeps, what sells and where, what's donated, recycled, or hauled, what it all costs, and when it happens. See what's in it.

Do we pay for the plan?

No. The walkthrough and the written plan are free, whether you hire us or not.

What happens to everything that doesn't sell?

It has a destination before the sale even starts. Good pieces that don't sell move to another sale instead of being slashed. Usable things are donated, with receipts. Electronics and chemicals are recycled or disposed of properly. The rest is hauled. You're not left with a mess.

What about papers, photos, medications, guns, or cars?

Photos and letters are never thrown out without your OK. Papers that look important are set aside for you. Old medications go to a take back site. Firearms and vehicles have legal rules of their own, so we plan around them and connect you with the right licensed people.

Can family keep things? What if we don't agree on who gets what?

Family always picks first. When there's disagreement, it usually helps to know what things are actually worth, so the plan lists the pieces that matter with an honest estimate. That makes fair choices a lot easier.

Money

What does it cost?

It depends on what your home needs, and it's all written in your plan before you agree to anything. Our fee comes out of the sale, so you never write us a check.

The real cost is in rushing something that took decades to build. Pricing a lifetime of things to clear in one weekend can cost a family far more than any fee.

Who chooses the prices?

We do the research and suggest prices based on what similar pieces have actually sold for recently. You approve them, and you can set a minimum on anything. At auction, bidders set the final price, but never below the floor you agreed to.

Are there fees we'll find out about later?

No. Every fee is in your plan. A few things are optional, like a specialist appraisal or a location tracker on a very special piece. Those are priced fairly for the work and shown before we do them.

Why would we pay for storage or shipping?

Because time and the right buyer are usually worth more than a fast sale. A large collection sold in phases often brings much more than one dumped all at once, and that may mean storing it while it sells. Keepsakes for family out of state need to be packed and shipped. Every home is different, so these are priced for your situation, shown in your plan before you agree, and you can always say no.

When and how do we get paid?

Fast. After a live auction night, you can be paid the same day. Other sales pay within a few days at most. You're paid by Zelle, Venmo, or check, with an itemized statement of every piece and what it sold for.

How do you keep track of sales?

Every sale is recorded in a system built for it, so nothing depends on memory or paper. You get an itemized statement of every piece and what it sold for, so there is no guessing and no missing money. If you'd like to know exactly how it works, just ask.

What if you're not sure what something is worth?

Then we say so. We know a lot, but nobody knows everything. If a piece might be worth real money and we're not certain, we take it to a specialist for a proper appraisal. You'll see that cost in your plan before anything happens, and it comes out of the sale. We'd rather tell you "let's check" than guess wrong on something important.

If you decide to keep the piece, you pay the specialist directly, at their cost with nothing added, and the written appraisal is yours to keep for insurance or family records.

Can we set a minimum price?

Yes, on anything. If it doesn't reach your minimum, it doesn't sell.

The selling

Where do our things actually get sold?

Wherever each piece sells best. Furniture and everyday things usually sell at the home to local buyers. Collectibles and decor go to our live auction nights, where collectors bid from across the country. Standout pieces can go to our Catalog Sale or to a specialist partner. Your plan shows where each thing is headed.

Why not just hold a regular estate sale?

For some homes, that's the right call, and it may be part of your plan. But a regular sale only reaches whoever drives by that weekend. The best pieces often deserve a bigger audience than that.

How do we know nothing goes missing?

We inventory every piece before anything sells. Everyday things are logged by category, like linens or kitchenware. Pieces of value are marked important and barcoded, so each one is sold and handled exactly as your plan says.

For very important or special pieces, we can add an optional location tracker, like an AirTag, so you know where it is at every step. Your statement accounts for every sale and every price.

How long do you hold things that haven't sold?

Your plan sets that before anything starts. Good pieces stay listed for an agreed amount of time, often in our online shop or the next auction. When that time is up, we follow the plan: a cash offer from us for whatever is left, donation with a receipt, or something else you choose. No surprises and no loose ends.

Do dealers get first pick?

No. Every piece is logged, and buyers compete for it. Nobody gets a private head start on your things.

Our HOA doesn't allow sales. Now what?

That's one of the things we do best. We can sell live online, so there are no crowds, no signs, and no cars on the street. See how it works.

What if something gets broken or goes missing?

We handle damage and loss the way the industry does, and the details are in your written agreement before anything starts.

What if some pieces aren't real?

That's more common than you'd think, and it's not a dead end. Reproductions and decorative pieces have buyers too. We'll tell you privately what we find, then sell every piece as exactly what it is. Honest listings protect you, us, and the buyer. The only things we won't sell are items the law doesn't allow, like counterfeit brand goods or certain restricted materials such as ivory.

Collections

Do I have to sell my whole collection?

No. Most collectors start with part of it. We'd rather sell in phases, so we have time to build the right audience and find the right buyers for your best pieces.

Why start with the less valuable pieces?

Because it sets up the big ones. The first phase shows us who's bidding and what they'll pay. By the time your best pieces go up, there's a crowd already waiting for them.

Who's actually going to see my collection?

The right buyers, and finding them comes before anything else. Most companies in this business are after a quick check. We're after real value, and that starts with knowing exactly who wants what you have.

We've spent decades building connections in estate liquidation: dealers, designers, serious collectors, and specialist sellers in nearly every category. Depending on what you collect, your pieces might go to a live auction with 6,400+ bidders nationwide, a specialist whose buyers already want exactly what you have, or a private sale to someone we know is looking.

We've also seen the mistakes others make: great pieces buried in box lots, sold to the first offer, or priced to clear in a weekend. Your plan is built to avoid them, and we'll tell you where your collection should go, and why, before anything sells.

I know more about my collection than most buyers. Do you?

Probably not about your niche, and we won't pretend to. You're usually the expert, and we respect that. Your knowledge goes into the listings. Our job is the market: the right audience, the right timing, and the right way to sell it.

If you'd enjoy it, join us on a live show and tell the story behind your pieces. Collectors who know their stuff make great guests, and buyers love it. Be as hands on or as hands off as you like.

What if something sells too cheap?

Set a minimum on anything you want. Bidding starts there, and if it doesn't get there, it doesn't sell.

Will you buy the best pieces cheap for yourself?

If we ever make an offer on something we're selling for you, it's in writing, separate from the sale, and you're free to say no.

Should I keep the boxes, papers, and receipts?

Yes. Original boxes, certificates, and receipts can add real value. Don't toss anything until we've looked.

Can I change my mind partway through?

Yes. You can stop working with us after any phase, or hold back the rest, with no fee for stopping.

Is now a good time to sell?

Some categories are hot right now, others are soft. If yours is soft, we'll tell you, even if it means waiting.

Why not just sell it myself online?

You can. We're worth it when you'd rather not photograph, list, answer messages, pack, and ship hundreds of pieces, or when you want an audience that's already built.

Where does my collection stay during the sale?

It depends on the collection. Smaller ones often stay with you between phases. Large ones can be stored with us while they sell, for a fee set in your plan before anything starts. Either way, every piece is logged, and you can check on any piece at any time.

Can my collection be sold under my name?

For a strong collection, yes. A named sale, like "The Robert Hale Collection," gets its own show or catalog section. Buyers pay attention to a collection with a story. If you'd rather stay private, that's fine too.

What about taxes?

We're not tax advisors, but you'll get a detailed statement of every sale to hand to your accountant.

After the sale

How long does it take to clear the home after a sale?

Usually a few days after the final sale, and the exact date is written in your plan before anything starts. If you're working against a listing or a move out date, we build the whole plan around it.

What shape is the house left in?

Clear and broom clean, ready for the realtor, the landlord, or the next chapter. That's in the plan too.

Do we get receipts for donations?

Yes. Donations are documented so you can use them at tax time. We're not tax advisors, so check with your accountant on how to use them.
